Talay at Marsa Al Saadiyat: Aldar Villas for Sale on Saadiyat Island

Talay is Aldar’s newest villa project, and the very first one in Marsa Al Saadiyat. This new seaside district sits on Saadiyat Island in Abu Dhabi. At Talay, you can buy a standalone villa with 4, 5 or 6 bedrooms and a garden of your own. Prices begin at AED 13.5 million.

There are 351 villas in total, split into Talay (167 villas) and Talay Beach (184 villas). You pay 5% to reserve, and the payment plan is 50/50. Keys are expected in Q4 2029 for Talay and Q4 2030 for Talay Beach. Buyers of all nationalities can own here on a freehold basis. Aldar announced the project on September 17, 2026, and it has been on sale since September 23, 2026.

Talay vs Talay Beach

Talay comes in two gated parts. The villas inside look alike and have the same bedroom choices. What changes is how close you are to the water and when you get your keys.

What Does a Talay Villa Cost?

Plots begin at roughly 7,900 sq ft. Launch prices can rise quickly, so always ask for the newest list.

Payment Plan:

Aldar splits the price into two halves. The first half is paid bit by bit while the villas go up. The second half is due when your home is ready.

Plans also include the biggest marina in Abu Dhabi and a theater district with Dar al Funoon as its main venue. The district will open step by step, so ask what will be ready when you move in.

Can Expats Own a Villa Here?

Yes. You do not need to be a UAE citizen. Saadiyat Island is one of Abu Dhabi’s investment zones, and Abu Dhabi Law No. 13 of 2019 allows any nationality to own homes there with no end date. Your villa is yours to sell, rent out or hand down to your children.

Talay and the Golden Visa

Property worth AED 2 million or more can make you eligible to apply for a 10-year UAE Golden Visa. Even the lowest-priced Talay villa is far above that amount.

The Federal Authority for Identity and Citizenship (ICP) makes the final decision.

A Strong Start for Talay

Within a week of sales opening, Aldar said it had sold more than AED 5 billion of homes across Talay and its Yas Riva Reserve villas on Yas Island. Emirati buyers made up 31% of all buyers across the two projects.
