Aldar's AED 6 Billion Bet on Yas Island's Northern Shore
On 10 July 2026, Aldar Properties unveiled Yas Point — a fully integrated waterfront destination on the northern side of Yas Island, Abu Dhabi. It is one of the developer's most ambitious coastal projects to date, and it carries a gross development value of AED 6 billion (approximately USD 1.63 billion).
The scale is the story:
- Around 600,000 square metres of masterplanned waterfront
- 1,600 branded residences
- A five-star resort hotel
- An international school for approximately 3,600 students
- Retail, dining and leisure venues
- The first beach on the northern side of Yas Island
- Home to roughly 5,000 residents once complete
Aldar is Abu Dhabi's largest listed developer, with a delivery record that already includes Yas Acres, Yas Riva, Saadiyat Island and Al Raha Beach. For an off-plan buyer, that track record is the part that lowers execution risk.
