Nakheel Bay Estate | Beachfront Townhouses and Villas, Dubai Islands

Bay Estate is a new launch by Nakheel at Dubai Islands. It is a private, low-density community of 357 homes and 60 villa plots, built around two swimmable lagoons and a private beach.

Average prices begin at AED 5.9 million for a 3 bedroom townhouse. The payment plan is 20/40/40: 20% down in October 2026, 40% spread across six instalments during the build, and 40% held back until you get the keys. Nakheel estimates completion in January 2031.

Homes come as 3 and 4 bedroom townhouses, 4 bedroom attached villas and 4 bedroom garden villas. Verda, the first neighborhood, is launching now.

Bay Estate is freehold, so any nationality can own here. Dubai International Airport is 18 minutes away by road.

Bay Estate at a Glance

The Five Home Types

Townhouses sit in 4-plex and 6-plex runs, angled so each home keeps its view. Attached villas come over two or three levels. Garden villas take the largest plots, with a double-height entrance, a lift and a private pool.

Fifteen floor plans are available in total.

Villa Plots

Sixty plots run along the shoreline. Buy the land and build your own villa to Nakheel's design guidelines, at ground plus two floors.

Plots run from 7,647 to 11,059 sqft. Land is paid in full by September 2029, so there is no handover instalment. Construction costs, consultancy fees and the 4% DLD fee sit outside these figures.

Payment Schedule for Homes

Nothing falls due between those dates. After April 2029, nothing is owed for almost two years until handover.

Drive times are published by the developer and move with traffic. Bay Estate is reached by its own bridge from Al Khaleej Street and the Al Mamzar waterfront, with onward access to Downtown through the new Al Shindagha Corridor.

Why Buyers Are Taking Verda First

Forty percent held to handover. You pay 60% across more than four years, then nothing at all from April 2029 until the keys arrive in January 2031.

Low density on a private island. Over 30% of the land stays open, for a planned population of around 18,000.

Nakheel builds all of it. The homes, the lagoons, the beach club and the marina come from one plan, not several builders.

Eighteen minutes to the airport. Closer to the city than Palm Jebel Ali, with the same beachfront.

With residences valued above AED 2 million, buyers may meet the property value requirement for Golden Visa eligibility, subject to applicable conditions.
