Dubai has nearly AED 2.1 trillion ($572 billion) worth of projects underway. The plan covers about 350,000 new homes, two new Metro lines, a major airport expansion and significant upgrades to roads, power, water and drainage systems.
His Highness Sheikh Mohammed bin Rashid Al Maktoum, Vice President and Prime Minister of the UAE and Ruler of Dubai, shared the news on October 13, 2026. He spoke at the Mohammed bin Rashid Leadership Forum at the Dubai World Trade Centre, where around 1,000 government and business leaders gathered.

350,000 New Homes on the Way
Housing is a major part of Dubai’s development plans. The city has allocated AED 1.1 trillion for real estate projects through 2030.
Around 350,000 new homes are planned as part of this growth. These homes are expected to be supported by roads, Metro connections and other essential services, helping new communities connect with the rest of the city.
For property buyers and investors, the planned developments could bring more housing options across different locations and price ranges. Actual opportunities will depend on project launches, location, property type and market conditions.
A Giant Airport and Bigger Airlines
Aviation is another important part of Dubai’s investment programme.
Al Maktoum International Airport in Dubai South is set to receive AED 128 billion. The airport's planned capacity is up to 260 million passengers annually, supporting Dubai’s long-term aviation ambitions.
Other aviation investments include:
• AED 328 billion for the expansion of the Emirates and flydubai aircraft fleets.
• AED 18.7 billion for a new Emirates engineering and maintenance complex.
These projects are intended to support airline operations, airport capacity and the wider aviation sector as passenger demand grows.
New Metro Lines and Better Roads
Dubai is also investing in transport infrastructure to improve connections between communities and business districts. AED 100 billion has been allocated for road upgrades and the development of two Metro lines.
The main transport projects include:
• The Blue Line: Already under construction, with an expected opening in 2029.
• The Gold Line: A planned addition to Dubai’s Metro network.
• Road improvements: Upgrades intended to support traffic movement and improve connections across the city.
Better public transport links can make daily journeys easier and improve access to residential communities, offices and commercial areas.
Power, Water and Drainage Upgrades
As Dubai grows, its utility and drainage networks must also expand to meet demand. Several projects are planned to strengthen these essential services.
• AED 151 billion for power and water networks: To support the city's growing requirements.
• AED 80 billion for the Strategic Sewerage Tunnels: To expand and improve wastewater infrastructure.
• AED 30 billion for Tasreef: To improve rainwater drainage and help reduce flood risks.
• AED 4 billion for the Blue and Green Spaces Roadmap: To develop parks, green areas and waterfront spaces.
These investments are intended to support urban development while improving public spaces and essential city services.
Business and Events Growth
Dubai is planning further investment in financial services, business infrastructure and major events.
• DIFC Phase 2: More than AED 100 billion is allocated for the next phase of the Dubai International Financial Centre's development.
• Dubai Exhibition Centre: AED 10 billion is planned for its expansion.
The projects aim to provide additional space for financial companies, international businesses, exhibitions and industry events.
What This Means for the UAE
Dubai's project pipeline covers housing, transport, aviation, utilities, business districts and public spaces. These developments are intended to prepare the city for future population growth and economic activity.
For residents, the plans could mean more housing choices, improved transport connections and better public facilities. For property buyers and investors, new infrastructure may create opportunities in developing areas, although returns and property values are not guaranteed.
As the projects move forward, their timelines, completion stages and actual market impact will determine how these investments shape Dubai's next phase of growth.
