The company announced the date during its second-quarter 2026 earnings call and confirmed that construction has entered the final stages on Al Marjan Island in Ras Al Khaimah.

For property investors monitoring the emirate, the importance is clear. A confirmed opening date removes a major uncertainty that has influenced pricing and market expectations on Al Marjan Island since the project was announced. It also provides a clearer outlook for the investment activity expected over the next two years.

A Confirmed Opening Date and Revised Project Budget

The September 2027 opening represents a delay of around six months from the earlier early-2027 target. Wynn attributed the adjustment to regional challenges that affected shipping routes through the Strait of Hormuz, impacting material deliveries and increasing construction costs.

The increased costs have changed the project’s estimated value. Wynn previously estimated the development cost at $5.1 billion (AED 18.7 billion). During the earnings call, the company confirmed an increase of approximately $600 million, bringing the total estimated cost to around $5.7 billion.

Wynn Resorts holds a 40% stake in the joint venture, alongside Marjan and RAK Hospitality Holding. The company contributed $48.1 million during Q2 2026, bringing its total cash investment to $1.06 billion. Management confirmed that construction is progressing rapidly, while pre-opening recruitment and operational preparations are already underway.

A New Luxury Chapter Opens on Al Marjan Island Marjan and Wynn Resorts have officially broken ground on Janu Al Marjan Island, a new luxury hotel and branded residential development scheduled to open in 2029. The ceremony marks the formal start of construction on a project first announced in November 2025 and confirms it as the second joint venture between Marjan and Wynn Resorts on Al Marjan Island.

The waterfront development sits directly adjacent to Wynn Al Marjan Island, the UAE's first integrated gaming resort, currently under construction and scheduled to open in 2027 with 1,530 rooms and suites, 22 dining and entertainment venues, a beach club, a luxury marina and a 15,000 square metre retail promenade.

A Design Led Waterfront Development

Designed by internationally acclaimed SCDA Architects, Janu Al Marjan Island will combine three core pillars in one destination:

• A luxury hotel
• Janu branded residences
• Wellness led experiences and social amenities

The name "Janu" is derived from the Sanskrit word for "soul", and the brand's philosophy is built around wellbeing, meaningful connection and vibrant social experiences, making it a natural fit for Ras Al Khaimah's fast growing luxury tourism identity.

Backed by Three Global Names

The project brings together three major names in global real estate and hospitality:

• Marjan, Ras Al Khaimah's master developer
• Wynn Resorts, the US based integrated resort operator
• Aman Group, the ultra luxury hospitality group behind the Janu sibling brand

Max Tappeiner, President of Wynn Al Marjan Island, said Janu is a natural complement to the neighbouring Wynn development and expects a strong connection between guests and residents of both properties.

Vlad Doronin, Chairman and CEO of Aman Group, said Ras Al Khaimah is a natural fit for the brand as it expands across emerging luxury tourism destinations.

Janu opened its debut hotel, Janu Tokyo, in Azabudai Hills in March 2024. Its confirmed global pipeline now includes Dubai, AlUla (Saudi Arabia), Montenegro, Turks & Caicos, the Maldives, Portugal, Thailand, South Korea and Ras Al Khaimah, making Janu Al Marjan Island the brand's second Middle East destination after Janu Dubai.

Two Systems, Not One: Know the Difference If you're bringing family to Dubai this summer, two separate things are in play. Most coverage blurs them together, and it costs people money.

• The visit visa: Your relative's legal permission to enter, issued by GDRFA Dubai. You pay for this.
• A Dubai Invite: A rewards campaign from Dubai's Department of Economy and Tourism (DET). Free to join. It pays you back.

The critical point: A Dubai Invite does not arrange visas. Visitors are responsible for obtaining their own visa, or qualifying for visa-on-arrival. Sort the visa first, then register for the rewards separately.

Part 1: Sponsoring the Visit Visa

Any UAE resident with a valid residence visa and Emirates ID can sponsor. What you must earn depends on how you're related.

Minimum monthly income (set by ICP):
• Dh4,000: First-degree relatives (parent, spouse, son, daughter).
• Dh8,000: Second-degree relatives (siblings, grandparents, grandchildren) and third-degree relatives (uncle, aunt, cousins).

Visa fees (single entry):
• 30 days: Dh200
• 60 days: Dh300
• 90 days: Dh400

Visa fees (multiple entry):
• 30 days: Dh300
• 60 days: Dh500
• 90 days: Dh700

These exclude 5% VAT, medical insurance, and service charges. You'll also pay a refundable deposit: Dh1,000 for single-entry and Dh2,000 for multiple-entry.

Documents you'll need:
• Sponsor's Emirates ID and passport copy.
• Visitor's passport (valid for at least six months) and a passport-sized photograph.
• Proof of income.
• Accommodation details.
• Relationship documents, where applicable.

Apply through GDRFA Dubai Smart Services, the GDRFA app, UAE Pass, Amer Centres, or Customer Happiness Centres. Most applications are processed within 48 hours. Once issued, your guest must enter the UAE within 60 days.

Stays are capped at 120 days per year. Extensions are possible from inside the UAE, subject to approval. ICP has confirmed a one-time 30-day extension costing Dh750.

Demand is heavy. GDRFA Dubai issued 29,456 relatives and friends visit visas in the first half of 2026 alone.

Part 2: Claiming Dh3,000+ Through A Dubai Invite

DET's new city ambassador programme rewards residents whose overseas guests arrive between 20 July and 31 October 2026.

You qualify if:
• You're a UAE resident or citizen aged 18 or over.
• You hold a valid Emirates ID.
• Your guest is not a UAE resident and arrives from overseas within the campaign period by air, sea, or road.

How it works:
• Register your guest's details on the official online nomination form before they arrive.
• Your guest travels to Dubai.
• Their arrival is verified automatically. You don't need to notify DET.
• You receive a reward email within 72 hours with redemption instructions.

Rewards are being issued from August 2026.

The rules that catch people out:
• Nominate up to five visitors per submission. Submit additional forms if you have more guests.
• Maximum three reward packages per resident across the entire campaign.
• Each visitor can be nominated only once. If someone else registered them first, your nomination won't qualify.
• Register before your guest arrives. Late entries are not accepted.
